北台推案區多老面孔 恐擴大讓利空間

〔記者徐義平/台北報導〕去年北台推案量前10大區域仍以老面孔居多,市調單位憂心,若持續在同一個區域擴增新案,恐會出現供過於求、銷售減緩,進一步誘發讓利價格戰。

根據《住展》雜誌調查,去年北台推案金額前10大區域,依序為新莊區745.80億元,桃園區667.99億元,新店區441.90億元,中和區401.55億元,板橋區389.75億元,汐止區371.2億元,竹北市326.9億元,士林區318.9億元,林口區315.7億元,松山區307億元;前10大區域合計推案近4300億元,占北台去年整體推案51.55%。

建商宜避開供給大的區域

若僅計算可售戶數,依序為桃園區4267戶,新莊區2952戶,竹北市2575戶、板橋區2340戶,竹市東區2171戶,淡水區1989戶,中壢區1931戶,新店區1697戶,汐止區1574戶,中和區1539戶。桃園去年可售戶數居冠,主要是多數建案坪數縮小,使得可售戶數增加。

《住展》雜誌企研室經理何世昌表示,房市反轉後,建商推案理應避開供給大的區域,但推案量大的區域仍多為老面孔;在買方市場中,若單一區域供給不斷擴增,反而會因客源稀釋而誘發價格戰。

推案量前10大區域,新北市包辦6個,其中推案金額居冠的新莊區,光是上新莊兩大指標案便高達320億元;至於過去幾年房市主角副都心和頭前重劃區,新案釋出有限,頭前重劃區更幾近熄火。新莊區副都心與上新莊精華路段,都有建案最低殺到3字頭,與下新莊房價差距無幾。

至於推案金額第2高的桃園區,光是一區案量就占大桃園總案量約44%,且無論新、舊重劃區或傳統市中心,都有建案推出,又以中路重劃區推案最踴躍。
